The biggest hurdle in investing, from what I've learned, is to get the first one done.

I'd love to learn from anyone who has done this before as I don't know what I don't know!

Lessons learned?

I would consider a duplex so that he can learn how to manage tenants in the other unit.

And once you learn trusts, you can make all you want, easy without costs and without anyone knowing about them.

I have learned to mitigate risk with smarter purchases, reserves, reasonable down payments, built-in gains, solid income stream, and not biting off to much at any time.There is risk in everything, but these are large investments of time and money.
