So now you've gone thru the "cosmetics" Kitchen remodel/bath remodel/opening up the floor (and don't forget the cost of the "supporting beams") , new flooring, paint, smooth ceilings; don't neglect the structural aspect and exterior - electrical upgrade?

Up here smooth walls and ceilings are preferred (after the hideousness of the 70s and 80s).In our units we use flat white on ceilings and eggshell on walls with the exception of kitchens, bathrooms and high traffic areas (such as mud rooms) where we will use a velvet sheen on the wall (easier to clean, but not shiny).For "modern" trim we use "perl" as it is not as shiny as semi-gloss.  

He demoed the kitchen, bath and started to pull some electrical wire.  

Floors, paint, some fixtures, and significant work in the kitchen.

I do not mined paint, carpet, new kitchen and remodeling a path but the bottom bath room ceiling was falling in.

I tiled over tile on a kitchen backsplash once and it turned out very good.

I looked through the window and the kitchen looked ok it was plain white but I think it would need to be changed as well as the floors. 

Before I go look at a new prospective property, I already have a "rough" estimate of rehabs assuming it needs the majority of what the properties I buy needs - floors, kitchen/baths, HVAC, electrical upgrades, etc.
