The auto dealerships in the surrounding area would not allow tribal members to "test drive" a car because it could disappear into tribal property never to leave again and there is no easy mechanism to legally retrieve it.

If not then this is just a test for you to take them after he passes on.  

The litmus test is, do you have a deed to anything or are you just signing a contract promising an ROI of 8% and the right to use a unit (or specific unit) one week per year?

Each market is different so be sure to test out different methods and even layer your marketing.

You can scrape off a little of the popcorn and have it tested to find out. 

I have been testing out Hemlane.

There are still deals to be had, but they have to be stress tested for a possible 50% drop in rents.

Good advice Cameron...I'm putting together a package now to help organize my thoughts and stress test my strategy. 

If the deals you're finding don't pass any recession stress tests you perform, that's a wholly different reason not to invest.
