Not a huge deal, but it's extra paperwork.Just in case you're thinking of breaking it up into smaller transactions to avoid the paperwork, you should know that that's a federal crime called "structuring", so unless you want your cash seized under the civil forfeiture laws, don't do it.Western Union used to allow agents to print out checks in lieu of paying out cash, but as far as I know, that ended about 5 years ago.

That means it would take 11 years for the extra $250 a month cash flow for 20% down to pay itself back for the $33k you kept in your pocket by putting less money down that you can put into another deal. $33,000/$250(month) = 132 months or 11 years.

I have seen some where you can’t have any unrelated individuals rent, can only rent out once a year, can’t have Commercial vehicles, limit the number of rentals or they only give out so many “rental certificates “, high app fees for them to approve, the list goes on and on.... perform your due diligence
