I am looking for 4 plexes which are incredibly difficult to find that work but you may want to look also.

As others have stated, people with windfall income can burn through it in an incredibly short period of time.

My decision may not be popular here on biggerpockets with the number of members looking for massive income and empire building strategies using leverage....

I’ve been doing construction for over 15 years and it’s not luck that I can make an incredibly beautiful and well thought out home out of a turd.

I don't know any investor worth his or her salt who wastes the money on an inspection, and I can't count how many times I've talked to people who've had incredibly negative experiences with them.  

It didn't make them super popular with the existing staff but them again, they weren't there to make friends.

I'm sure you'll find it incredibly helpful and it sounds like you have plenty of experience to share.
