@Levi Trentham I applaud you for being open to a creative solution to reach your longterm goals.

It sounds like you have the last item incorporated in your plan. 

If not what creative ways do you think would be suitable to successfully carryout a Wholetail opportunity?

Portfolio lending allowed me to scale much faster due to the fact that commercial lenders will allow much more creativity and flexibility than a residential lender.

@Lance NeighborsIn addition to what everyone said above, I would add two things:1) Get creative: Everyone looks at Loopnet and Zillow, while at the same time everyone is not a millionaire real estate investor. 

My question is, what would be the best way to approach this investor with a creative finance deal with a combination of Subject to/seller financing to benefit both the seller in getting rid of the properties, and to allow me to acquire the properties with low money down.

I actually currently have an opportunity to use creative finance to get a 9 unit portfolio.

The pain she is in is deep and I believe there is a way to structure this deal to alleviate all her pain and make some money/acquire a property with creative finance.

Great use of a lot of different creative strategies.....FHA, STR, Househack, etc.I love your advice about finding the unicorns because I too believe they are there.
