This option provides 1) a low entry point into an expensive market due to the VA loan 2) A SFR feel for you and your family ideally with a yard 3) Small multiplex are the best cash flow options currently in San Diego (SFR are real hard to find cash flow). 

I plan on utilizing direct mail as a primary means to uncovering deals and have a few questions for anyone who cares to answer:1.)

A step into that direction included me getting involved on the internet.

Ideally, I would like to purchase a duplex so that I can also house hack.

You can contact him directly and try to work out some sort of deal to get the lien released prior to close, but if he knows you're going to close he has little incentive to cooperate and it sounds like he knows the game better than you do.

I think, at least in my case (looking for a small multi family to house hack) I will have to go off market through driving for dollars, direct mail, door knocking, etc. to find a true DEAL.
