I'm hoping to find about 15-20 single-family cashflow deals over the next few years to replace my current income and bridge to retirement within 5 years.

I am hoping to use creative financing to acquire it.

It's not a big deal if I am allowed to pay off early so hopefully I can get a conventional loan in a few months when/ if intere rates go down.   

I have had a huge interest in real estate, specifically, investing (BRRR, short-term rentals) and most recently in developing (I realize developing is a more "advanced" strategy).I'm thinking I should hustle and reach out to real estate agencies, in hopes of snagging an entry-level job or part-time gig to learn the ropes and build relationships with local investors.

Hey Wes,The world of REI is a great one, but that first one is always the toughest.At least when it comes to the Memphis market, we have a few people at our firm that have personally invested in that area so that sounds great.A lot of great opportunities out there, hopefully you can build a good team and get started and make 2024 a great year.
