I began renting to a young woman with serious health issues a few years ago, one of our first tenants.

In the very least they should have wills (and probably health care directives, HIPAA documents, powers of attorney, etc.).You can also create a trust that is a separate taxpaying entity such as a QPRT or gift trust.

After serious health issues we had to short sale our home.

There were issues with termites, the electric was really not up to code, the HVAC was complete trash, there was mold, and the inspector had doubts about the health of the roof because he couldn't get into the attic to inspect it because it had been sealed off apparently for who knows what reason. 

The flu is going around our house right now, so depending on health, that could be a  possibility!
