Typically 60 units would warrant a full time on site manager, otherwise you can have a professional company handle it or have a live in maintenance person that would be able to handle and you have an accountant/book keeper handle the rental reporting. 

These buildings will have shared community gardening and parking.I'd like to find an attorney that can help with setting up the HOA & bylaws.The units are all set up as separate entities (separate solar systems, etc...).Yet, there is actually quite a bit to think about in terms of maintenance & other hoa rules.How is the watering of the shared gardening space being handled?

If not gone, call non emergency police line and they will handle it for you.  

The smaller tenants and less sophisticated want gross or Net leases. if you get a bigger tenant, they can handle NNN leasing.You need to come up with a process that analyzes both USE and USER.

@Clayton Bray, your best option would be to let an agent handle the transaction.

They make great product now that can handle water without warping.

Spell out how replacements and repairs are handled and maybe a stated lifespan of each appliance.
