This is what I mean:House 1: 0.57acre, mostly level lot (very uncommon in my area), no neighbor to left (land is unbuildable), no home directly across, end of cul-de-sac, lake view, backs up to nature preserve, holding pond borders lot, utility easement (grass, not a dirt road) across the front and along side of property, limited to 2 car garage and driveway, sunken basement (no walkout option), plumbing rough-ins in basement.

On Top of The World (senior community) is currently 6 months behind in building homes under contract and we have a Fed Ex hub in town and Amazon about to open their warehouse with more large companies coming in to the area.

While you are out driving around look for those vacant houses with the long grass and shabby bushes and research those.

Yes, have been to Memphis several times and have a friend available for occasional spot checks to make sure the houses look good from the street (no cars on blocks on the grass, etc...).
