Low cost marketing and prospecting ideas

I'm doing a mixture of ways to search for properties in the Baltimore area between homepath, driving neighborhoods, and the real estate websites. What are your all thoughts about looking up the public records for street that are attractive and in your area, then searching for non owner occupied houses to mail letters to? I figure it's a way to get familiar with different areas as well as prospecting for distressed houses and having means to find non-owner occupied houses via online at home.

Writing letters is very time consuming and I found to be one of the least productive ways to close deals and yet it seems everyone teaches it. Maybe I'm missing something. In my opinion you be better off to look for vacant houses then call tax office to get the contact info. and call them. On a phone call, at least they will hear your voice and if they aren't interested, maybe they know someone who is. Always leave your contact info. In case they think of someone. You could offer an incentive. Letters may not even get read. Check local banks and credit unions for their reo lists.
