We bought a HUD foreclosure what was in really good shape: 2,000 sf plus finished basement, 3/2.5 with a bonus room for $80,000.

I'm from Delta, Colorado and am interested in the western slope of Colorado, specifically Grand Junction, Delta, Montrose & surrounding areas.

#1- he doesn't want to compete with the guy who has signs out saying he paint a room for $75. 

I talked to her two days ago and she said they need fifty grand.

If its a small amount we suit up (masks/gloves), get trash bags and remove it ourselves....If it's a big amount in each room and it's in the walls you need to call for a quote from an abatement company. 

Cost there will always be someone trying to be cheaper but service a lot of businesses suck at it so room to charge premium rates when you perform.A lot of PM companies would rather go down in price then require more of themselves.

He's buying at 90k but there's no room for me to buy cheaper and reassign it at 90k.

I have 2 weeks for completing inspection, and would appreciate guidance on areas to watch out for.I already noticed that the floor is creaking in a couple of rooms, there is no insulation, and there might be lead paint.

The house has 5 rooms and 2 bath and lately I've been thinking about splitting the house and make it a duplex.
