I have a Business Management degree and am currently working toward my MBA in Healthcare Management.

I'll be honest, I don't know how cold it gets in your area, but in Indiana in December to February the average temp at night can be as low as 5- 7 degrees.

I have come back to SMU (graduated with a degree in finance in 2012 and then proceeded to work in banking for 4 years) to effectively make a transition into the commercial real estate industry by concentrating in Real Estate.

Also, it was 105 degrees in Salem today so if the landlord is putting your health at risk you shouldn't be afraid to report them to a non-emergency police number.

@David Faulkner... yes I factor all of those to some degree, but when the cash flow is negative or barely break even, its hard to convince myself that those other factors trump the poor cash flow. #2 and #3 assume you are getting a good deal and the likelihood of continued appreciation is high for the entire time you own the property..... buy at the high end of the market and those aspects fall flat. 

Without a degree, I went and got a job at a local tire shop.

You can use the $100,000 to send your daughter to college for a totally useless degree in Psychology or Art History and you feel good about it. 

He messed up the cuts (simple 90 degree chops), charged to order a different one, got the wrong color, then installed them so that they don't hang over the lip!
