I purchased my childhood home from my father for about $100k less than market last June and the original plan was to hold for 2 years which takes me to June 2025, do minimal renovations, then sell and take the profit from the sale and purchase one or two more investment properties.

I am looking at a prospective out of state long distance deal that has been difficult to obtain lending on as there is both a regular home and mobile home on the same property and the mobile home causes the potential investment to not meet conventional guidelines and therefore not even DSCR loans are an option.
