thats a great outcome.. and back to what I always say this stuff is state specific. did you also have to put the agreed amount of the purchase price into escrow on the closing date or could you just hold your money and prosecute the action ?

I have a Partnership that is primarily in the business of buy and hold rentals and also has some funds invested in multifamily syndications. 

He proposed two possible holding solutions for my situation.

What can we reasonably hold them financially responsible for?

You could become a private lender for people who flip homes, invest in notes or tax liens/deeds, speculate a bit on buying new construction and then selling for a profit when complete, buy shares of a REIT etc.Orlando is a fantastic place to buy and hold, build new construction or even own a STR.

They talk a huge game, grow to the limits of their competence (and then far beyond that ) and then implode, taking whoever they sucked in with them.

I usually tell investors...if that is the way you are leaning, if you're like many of the very best and active investors who want to buy and hold and get 1 property a year, don't get your license. 

I love how we help families, I love the game of buying houses, I love fixing them up and seeing the results....why sell?
