I think that Bakersfield is poised to be a great market moving into the future because we have a lot of new construction happening from the Outlets, to Tejon, to Hard Rock, and that is only a few of the larger things that is happening in the area. 

But we don't with anything else (although we've talked about the possibility of doing it and may try it in the future).

Although this is a "tenant will pay for it" - this time, this sets the precedent for other changes that they may want in the future.

I have not personally come across any lenders that accept a least above what the appraiser said the market Projections are.
