In SF it is pure software only folks with mid 20 fresh-grad vibes.

If you cannot get your refinance done the lender can swipe your freshly rehab house.

All in all the damage was very minimal and most of it just needed fresh paint or cleaning.

A fresh coat of spray paint on the railing would make it pop too.  

@Seth Williams provides a ton of high quality information to get you started.The basic concept is this: Identify a market, compose a list of property owners using good fresh quality data, and send them blind offers to purchase. 

You shouldn't have to tear down any walls unless you choose to do spray foam insulation - and that will cost you at least double of the alternatives (not to mention costs of hanging fresh drywall).What I would do is find a company that does blown in insulation.

Personally I haven't came across anyone that seems to have genuine legit leads.I just go to the courthouse and pick up the freshly recorded NOD's of the last 2-3 weeks
