They need to open that door to do that.In person collection may seem tempting but I'm disagreeing on this with you and think it's safety issue when collecting in person. 

Let's be real, if everyone else's happy meals are $2.875, and you're at $2.75, and the food is ready reasonably fast and of high quality, your customers will still be plenty happy, with the price and the service... you absolutely don't need to (& shouldn't) drop to $2.50 and throw service/taste/quality out the window to do well (in fact, you will do worse). 

If anything I expect this would yield more results on the business side considering the current climate, lots of people looking to get out of businesses especially in food service and the like are having to sweeten the deal to a much greater degree these days to attract buyers. 

If dust wipes every turnover its $200 plus costs on inside and outside for safety to make safe like a few hundred labor for scraping off flaking paint and repainting.

As a safety measure before you can move those machines out of the unit (likely after your tenants leave) would be for an auto shut off valve - some of them are digital and will do it when they sense any sort of leaks.

It’s a C class property and only 550sf each side, so it’s affordable rent, but we knew we wouldn’t be getting the best of the best tenants.Apparently I need to do some furnace filter replacements to check out the latest food scene.

Houses have certainly gone up in most areas, cost of college, and a lot of food costs.
