A TIC is a unique structure for holding property in that while we technically had our own units (our building was built as a over under duplex with a soft first story (garage and storage areas and services (furnaces) underneath the 2nd floor living unit with 3rd floor living unit on top. 

Hello, I am getting about $2500 to demo, re tile, and also new tile floor in the shower.

Get them all cleaned up and list with an agent and see what happens and look out for other opportunities to invest. 1031 has up front cost and seems hard to coordinate unless you have something in mind that is going to be there months from now.

I am looking for full service management with boots on the ground to do the cleaning, gardening & keeping supplies, in addition to managing the online marketing/listings.

I have personally dealt with this thought as I have a duplex and the third floor is an attic space that would rent for $8000/month.

The tenants are now gone and we pulled up all the carpet, had the vents cleaned, used an ozone generator and we still have an odor coming from the cold air vents. 

I figured maybe i could house hack a single family by living in the basement and renting the top floor. 

Obviously there's a littany of other potential repairs I haven't listed (structural, kitchen update, baths, paint, windows, flooring, roof) - but he didn't see $100k total even if things were bad off. 

I still got the appraisal I needed when all was said and done, without doing anything to the outside other than removing the dumpster and cleaning up a little.

Much stress.Other than cleaning, we didn't do much to the property, except paint the interior and replaced electrical fixtures, which we mostly did ourselves (I'm not an electrician but youtube is awesome!).
