Question:   Since we did a considerable amount of sweat labor ourselves and spent quite a bit on appliances, paint, flooring, plumbing, electrical, materials, and contractor labor and materials, do I need to write up an itemized list of the labor and materials and give it to them, or just write a list of the things that has been done?

I am also open to other ideas, not stuck on owner financing as I am able to qualify for conventional, FHA, etc…The house is in decent condition but has some deferred mx and needs updating (kitchen, bathrooms, flooring, 400sq ft deck, etc…). 3 bed, 1 bathARV: $600,000Needed Repairs: Approx - $70,000Acquisition Cost: Approx - $450,000Amount owed on mortgage: $75,000

I'm sure the snarks on here will say the best tenant proofing is good screening before you rent  :) I personally like tile floors...I have given up on wood...laminate and carpet...provide extra air filters for the AC unit (unless you use replacing them as a reason to go by and check out the place every few months) fire extinguisher in the kitchen...make sure smoke detectors are installed and working properly ...if it is a single family be sure the tenants know where and how to shut the water off ...

This is based on what you describe to me.Attic insulation should be R60 above ceiling and below floor R30 in your area, I doubt yours meets this standard.
