Getting house ready to sell

I'd like some feedback on my thoughts please.

Wife and I are thinking of downsizing in another year or so.  Currently own a 2400 sf, 2 story, 4 bed, 2-1/2 bath house.  Decent shape, but like most houses, could use some freshening up, i.e.: paint, new carpeting, refinish hardwood floors, etc.

I would like to try to sell it myself.  I'm thinking...since I'm saving $15k + in commissions, I could offer potential buyers a $10k redecorating kickback.  Instead of me freshening up the house with neutral colors to appeal to the masses, the new buyers could pick out their own paint colors, carpet, etc and decorate to suit their own taste.

So which is the better way?  Freshen up the house myself or let the new buyers do it with my redecorating allowance?
