Is there an oil tank issue, structural issue, flood zone?

If we decide to rent our property again there will absolutely be NO pets allowed..not even a fish!

I worry about the complicated Wa fishing regulations, water levels in our rivers and so on. 

It's nerve-racking to put this out there and I feel like a small fish in a big pond, but I am determined to look back and be like "remember how it felt as a newbie and now you're a multi-millionaire??".

It's near casinos in Tunica, a quick drive from Memphis, Little Rock, and Oxford, there is hunting and fishing nearby, and it's on the Mississippi River.

You often see nice lot on the sat view only to get there and find there is a pile of junk that will cost you $20,000 to remove...so you want to make sure that junk pile is not what you are buying....or the lot shows nice and neat on sat view and you get there and find every trucker in the neighborhood is changing their oil and dumping the used on that lot...so now you are responsible if you buy for environmental cleanup.Lots of disasters out there....lots in old mobile home parks that have no sewer, but now due to new laws arent big enough to put in septic...so really unusuable unless you can buy enough to get 1 acre...so maybe 10-20 of those lots.   

My brother has a mountain (Sierras) one that is winter ski and summer fish.  

I hope this helped break down the process, I know it seems like a lot but once you get the process down it can be a very well oiled machine that can be quite lucrative if you do it right, especially commerical wholesaling. 

There are different ways to structure your leases in regards to utilities/services, but keep in mind that you may have to pay for electric, oil/gas/elec. baseboard heat, wifi, a cleaner between tenant turnovers, furnishing the unit, & maybe cable?? 

I usually pay about $2.50/sq ft for hardwood refinishing (sanding to bare wood and 2-3 coats of oil based poly)).
