But honestly, besides the occasional light bulb replacment, smoke detector battery replacement, HVAC filter replacement, your monthly repairs isn't all that much.

(Even the ones that were referrals) I enjoy building relationships and filtering out the bs ones.

I can do research on Redfin/Zillow/MLS for on market properties and filter out those properties by lot size, but is there a way you can do that for offmarket properties as well??
