I explored  a lot of other podcasts like Rod Kheif's podcast and others.  

This will more than likely present unique opportunities, but I do not yet have the real estate experience to confidently navigate and capitalize on such a situation (I have a few ideas though).With that being said, I've been researching the incredible world of real estate investing, and I am ready to take that first step, developing a strategy to enter the market.

I feel like I have a unique perspective of the industry being a contractor that caters to Investors.

I'm looking for more experience managing properties, but I have owned my own home since 2011 and now rent it out back in Wisconsin.I realize there are a ton of factors here, but it's a pretty unique opportunity.

Can I not explore houses on sites such as Realtor.com and the like, as well as put in the effort to find off market properties?

You could also make the case to the seller that their home is unique and that you would like a longer than usual study period so that you can bring them the best possible price.
