I would work something into your future contracts or draft up an addendum about prohibiting contract assignment.

If you turn it into a rental at some point in the future and buy a new primary residence, you should be able to use a portion of the rental income to help qualify for a new home at that point. 

So one less item you would have to worry about in the future.

So basically, for auction/cash investment properties purchases,  the title search is included in due diligence,  title insurance is for future title problems. 

How smaller investors can handle this in the future?

STill no sign of being able to evict and no idea what the future state for the process will be.
