I have still seen substantial appreciation in my investment homes, but  probably more modest than here in the coastal west, but have enjoyed double digit cash on cash returns from rental income along the way. 

You are starting from a strong position and the students are going to have considerable difficulty convincing the judge they were "quietly enjoying the superbowl" with 40-60 friends...testifying to that number under oath, too.Practically speaking, they will have to prove to the judge they didn't do it.
