I have been refining my statement of work to have a clearer picture of the end and I'm sure in time, it'll get better (my 2 flips were very similar in terms of scope). 

We never received that report and according to the realtor, she hasn't either although we do have it in a signed statement that it would be done.

I would start now by trying to get on as many wholesaler and broker email lists as possible for deal flow, and possibly getting licensed to gain access to the MLS, at the very least for comp analysis.

I have been receiving emails from this company for quite sometime but have never done business with them. 

The more appropriate statement is that the debtor will retain the home and carry it through the BK by some means (Retain and pay pursuant to contract, reaffirm, etc.)

I want to know from other investors, especially ones that work with wholesalers, if what I am planning on providing investors is overkill.Once I have a signed PSA, I plan on:paying for a title check (to make sure the title doesn't have any unexpected liens)scheduling a home inspectionhaving a general contractor provide a renovation estimate (labor & materials) for both a fix-n-flip and a rental renovationAn ARV appraisalI am planning on compiling all of this information, along with a copy of the PSA, a full RentFax report, pictures of the property, and a video walk-thru into an "investor packet" that will be emailed to my investor list.
