I have done a lot of reading, research, watched videos, and followed exciting people engaged in the space across social media -- but as we all know, there is no better way to learn than to DO.So...I am looking for a mentor who will help guide my early decision-making and hopefully make my initial foray into real estate investing a little more educated. 

In addition to the usual tenant screening tips suggested, I recommend completing a social media search on all occupants that are going to reside at your property.

So much overall doom and gloom about the office market in the media that you'll find some good opportunities.

@Jordan LittleWe are planning to switch to self managing from 7 hours away.. we are thinking about having internet during turnover times with electronic keypads and possibly even a camera to monitor for security during showings (then removing for tenant move in).

I know the expansion has been in the works for a quite a while but it's good to see it gaining traction with the media

Forgot to mention some people self manage, some use residential managers and collect the checks electronically and others use property managers. 

So break the ice on social media then meet someone for coffee.
