I did start playing with Cozy 2 weeks ago but don’t want to get too deep as I think I need more I’m leaning toward AppFolio right now.

Previous tenants were there for 5 years, so the turnover was not the cheapest (full repaint, deep clean, various small repairs).

2) Is the $10-$20k I currently have saved enough to get me started, or should I be looking to save more money before diving in, to purchase a higher-priced property?

Many newbies in my experience do not tend to purchase way below LTV, tend not to have deep reserves, are not good at estimating LTV and whose rehab cost ideas are somewhat inadequate barring a miracle as are their flipping time expectations. 

Also, any Mentors I would love to dive deeper and gather knowledge from one!

If only it looked that anyone would come close to me I would dive in and STUDY until no one would ever come close to me.

Lots of good responses here but I would caution that a "bad" pool can be a really deep money pit.
