I'm in the Athens area so Atlanta is a bit of a stretch to me, but I'd love to attend some meetings to listen/learn from others if anyone can point me in the right direction - especially the Athens area, as any "groups" I've found are no longer very active.

I have done the Google-due-diligence, but I am looking for anyone that has direct experience.

Tips if your seller mentions “cap rate” etc—- they may be too smart lol... and I only make offers subject to me being able to make the offer directly to the seller!

Sounds like you are talking about buying off market deals directly from the seller .

Either way this is an investment property and does need rehab; I don't want to go the MLS route or pay 6% commissions to boot.Any help pointing me in the right direction is greatly appreciated.
