The first thing I would do is document everything while it's fresh: weather conditions, time, location, contact info, agreement in place with contractor, video of incident if available, time you received notice, copy of the tenant's incident/accident report, etc.  

I'm selling my triplex which is under rent control and has Section 8 tenants -- rents are WAY under market, so building is worth so much more if delivered vacant.  

To start, I'd like to learn how to get started with rental properties fresh out of college when I graduate in May.

Kind of a stinker job though -- can your people measure, handle,  fabricate, cut holes, create edges, deliver and install?  

I also bought 50 brand new front porch model homes taking delivery as fast as they could deliver them.

I have established a point of contact with an asset manager of a mortgage servicing company who can deliver REOs in Florida.

In either case the landlord in writing shall itemize any damage and mail or deliver same to the tenant, together with the balance of the security deposit, no later than 30 days after termination of the tenancy NC General Statutes - Chapter 42 Article 6 2 and delivery of possession of the premises to the landlord.

Then you would look for a different (cheaper) freelancer to keep the content updated and fresh. 

I also delivered it with a fire safety reminder sheet.

Right now, I believe the house is on probate and the right to sell will be delivered to the heir accordingly.
