That building looks decently turnkey but I always factor in at least some upfront reno cost for safe measures regardless.

Be prepared for a bidding war on anything you find on the market in decent condition/location that's priced below $200k.I know this likely is not what you wanted to hear but it is our current reality.

IMO the best options are the trades (carpenter, plumber, electrician, HVAC--and those skills pay dividends if you go into BRRRR or flipping later), or, an IT path where you can start out at a decent beginner wage in a help desk or call center, use some of that income to invest in certifications, and then use the certifications to get the next higher paying IT job. 

Got into real estate in late 2017 understanding the risks and thought we had a decent operating cushion for emergencies. 

And I have a decent understanding of basic construction (framing, plumbing, wiring, door and window installation and the like).

Airdna, alltherooms, and Rabbu are a decent(ish) place to start when looking at potential income.

We have great colleges too-and prices around those colleges are decent, usually you can find a 3 bedroom 2 bath home below $200k near the University of Nebraska Medical Center, University of Nebraska Omaha, and Creighton University.

The units are in decent shape, but nothing fancy.

Your propsoed $210 buy price for investor is 87.5% of the alleged value of $240k10% may be a decent amount of equity for a newbie investor that doesn't know any better.Also, you may want to run your offering through one of the BiggerPockets rental calculators to determing ROI, Cash-on-Cas, etc. 

I find myself driving out there a decent amount and spending a lot more time than I wanted.
