Welcome Falco! The 49% cash on cash return looks impressive, that is helped by the fact you can do the deal with just 3.5% down as you'll be living there. It is nice to find a house-hack deal like this where it's so lop-sided and you and living in such a small % of the overall building (rather than living in one of two identical sides of a duplex for example). With a triplex like this one you bring in a lot of rent money that will more than cover your living expenses. I'm guessing from those numbers you'll by paying the closing cost out of pocket at the beginning as well, is that correct? Are the 2 other units currently rented with tenants? How "rent-ready" is that place, or would you be doing any updating/renovations? Overall it looks like a great deal from the numbers to me.
