I think I will look into the " equity partner or JV" strategy versus the "money lender" strategy to get my foot in the door.I just found out there are several experienced cash investors in the area that will partner with you and split the profits, if you find and bring a smoking deal to the table for a joint venture.

(Not in order)1) Check and Replace Smoke Alarms every 6 months2) No 100 Watt Light Blubs allowed3) No Daisy Chain of surge protectors, max of 6 items per wall outlet which has usually has two.4) Keep candles in a sturdy holder on a level surface, away from combustible materials and out of the reach of children or pets.

YIKES..You have no respect for the man and his money and that is why you will lose it because you place so little value on it...The great news is one day your money partner will wake up and realize that you have more smoke than a chimney and then I guess you will just have to sweet talk someone else into letting you have over 100k for 3-5 months that is until you decide what return to pay them.
