You'll only get into trouble by trying to guess on your own.Best thing to do is to hire a good General Contractor that has (preferably) decades of experience - no newbies or Handymen, Etc...They should be able to walk a property (< 1 hr) and give you a rough, but pretty close, price.

Whenever I've done seller-financed deals, I've offered something a little more to the seller such as a higher down payment, higher interest rate, quick close, reduced contingencies etc. to sweeten the deal beyond a normal sale, and I've shown them proof of funds that I can pay off the property in cash, so that helps give them peace of mind that I'm a credit-worthy borrower.

I'm not sure where you can make 10% gross yields in Miami or any gross yield close to that unless you go for short-term rentals but I'll leave people who know that market to comment on that part.I love investing in Spain, especially in the Costa del Sol, which I call the Florida of Europe although most call it the California of Europe, alongside Portugal's Algarve.
