Hi there,I'm about to close on my first property (6 doors) and am realizing that I don't know how to collect rent in a convenient fashion for the tenants.

I contacted a title company to officially record the sale, but they are requiring 3 separate closings (and tons of extra fees) because there will be 3 liens/private mortgages recorded (one is the original mortgage that I want to reassign since the interest rate was very low; the second will be held by my son to my daughter for his portion of the equity in the home; and the third is the difference which will be between my daughter and my other LLC).

Hi Cody, The main benefit of a portfolio loan is saving on the closing costs.

If you raise things significantly and they move, you will probably find they were already paying close to market.

Here's  a quick summary of my scenario:I just completed a new construction and expect to close the sale within the next 30-45 days. 

The AE claims that the $2,500.00 will be reimbursed at closing once the loan closes.

A waste of time and energy - I have zero interest in competing with the Amazon of vacation rental search sites.Now I will state this:  If Airbnb was my only option, I would probably just close shop and focus on my other ventures.

I grew up in CA and decided to move and invest in Reno, NV because of it's proximity to CA and Lake Tahoe, job growth/population growth market dynamics, taxes do not reassess on the sale, no state income tax, much more landlord friendly, etc. 

Completely liquid, and can close on a deal in four to five days.
