Most 100% lenders will lend at 100% UP TO 70% ARV, which is tough to secure.

Is the logic behind that to make sure everything is structurally sound to get a clean report?

Is there a reason such as an incomplete address history or settling in court that these cases would not have come up on the report?

The worst ones usually don't have any clear cut guidelines (a lot of the underwriters will make up their own rules if they do not like the deal), Suck at communicating (will reply days later), Push aggressive terms to get deals in and then switch them, and Not really motivated to get things done (they will adverse a loan without any hesitation).

It’s been a while since I’ve posted - quick update:- Purchased condo in 08/2021, fixed it up and it’s been fully leased since 11/2022- Purchased 2 unit in 10/2022, currently living in one unit and renting the otherI’ve gotten my feet wet, bumped my head, learned a lot - but ready to add to my portfolio.
