I am new to real estate investing and BRRRR.I don't have much capital so I am wondering if it's still possible for a BRRRR strategy to work if I am doing a 20% downpayment on a house and have some cash left for renos?

I include non-paying tenants as part of the vacancy risk included in calculations I make prior to purchasing a rental to ensure it will cash flow.

If you could invest in a "landlord-friendly" city that had bad cash flow and low appreciation, would you?

Having that cash flow upfront means you can reinvest it/leverage it for better returns.  

Your cash on cash return does not compound.

The other issue aside from the giant hassle is now that the payment is higher I'm less likely to cash flow and will be at slightly  higher risk of default.

I also use the BIGGERPOCKETS calculators to keep track of things like ROI and cash flow projections and update the data there on my buildings frequently.
