I assume the best about all people, but have learned through getting burned that money exposes the ugliest part of people.

unless you have money to burn, you only tear it down if you HAVE TO...such as there's extensive structural damage, roof totally gone and gutting isn't enough. you got some serious due diligence to do so get to running them numbers.  

I'm actually the queen of thrift store/Craigslist/World Market STR staging, so I could probably throw it together if I get the energy.

I only accept cash at the very beginning cuz I think it is the most direct way. but later I realize that it is inconvenient and will take a lot of time and energy.

So, what it comes down to is the $500 just doesn't seem worth the energy since I am now going to be selling the place and hunting for another investment property.

Anything burned worse than that will have to be replaced.

Also, you must burn off three years of lawful possession before you burn off judicial redemption rights. 

Ultimately at the end of the day experience does teach us not to touch the burning pot.
