Some cities or counties offer rebates for moving to low flow toilets to offset your cost.The problem with the old toilets is one month you will fix one and then boom 2 months later 2 others go down.

I wouldn't quit my job because just to go full time on real estate when the market is in a boom. if I'm in your shoes I keep it until I can not take more mortgages under my name( I think the limit is ten) after that you would have a great income from this property and you won't be able to use your w-2 to get loan.
