Depends on how you structure the deal, how much exposure any individual wants, how well qualified a particular partner is for getting financing, etc... however, if financing is not shared among all partners, debt service is payed only out of the share from partners that use financing.

I utilize the note investments for income (cash flow), I consider the cash flow a bonus on the condos which I hold as a hedge against inflation and for potential capital appreciation above the inflation rate (hopefully!).
