For this reason I've started looking out of state.I'm presently spending time on BP attempting to network with people, reading their materials, and listening to their podcasts, but as we all know that first step is the most difficult.

If I were on my own with no help at 17, I would start off with something hard on the body but easy on my mind so I could learn a lot in my spare time.

Its it too high of a goal for me to attempt to purchase homes at 50%ARV with hard money....I'm anticipating to renovate and get the appraisal up so that way i can refi to conventional financing to pay off money for repairs and hard money.

My  best attempt at comps makes me think a bank will appraise for about $110k max- In the historic district but also a flood zone. 

The spread all their garbage across the lot and built fences out of pallets to attempt to keep all these animals in. 

I will be living here and attempting to do some/most of the renovations myself.

By the time you attempt to research, the property is gone. 

No matter what way I attempt to contact them they do not respond at all.
