I have tried casting wide nets before, and personally have had better luck being more targeted. 

They'll be able to give you better and more concise insight.

Why don't you compare your lease to their lease to see how/if it's better?

@Todd Powell you can definitely structure into one entity in Oregon but it would be better to direct the how question to a person who knows Oregon entities (I do not). 

Maybe that's great and what you're looking for...but if local LL are 30% self managed, would you be better served marketing to them and converting 1 out of 6 to get the same 5% market share? 

Size, proximity to town, etc.Different land types sell better in different channels.

Sometimes, conventional loans offer better deals if you have excellent credit. 

I urged them to at least get an appraisal, or even better to hire me to help, but they didn't want to pay for anyone out of pocket (cash deal).

A little bit to better agents as it thins the herd of crappy ones.
