A up down duplex 2 bed 1 bath each with a current renter at 650 a month and a 4Bed 1.5Bath and a 1Bed 1Bath currently rented at 450 that are on the same parcel.The up down duplex doesn’t work if I move in with friends since the lower unit is already rented out.

Lennar builds SFR for retail sale, but they also have a Lennar Multifamily company that builds apartment communities for 'retail' sale to these institutional buyers. 

$2300-2400/unit is very strong rental income if they are 2 bedroom units so you would have to make sure your units are competing with the newer luxury 2 bed rentals on the near NW side of Chicago that are going for $2500-3000/mo that come with parking and pool :)   I like using the site/app called HomeSnap for mapping out rental comps.
