Best Value Add Options in South Jersey

I’ve been following BP for awhile now but this is my first post! Im new to real estate investing and looking to purchase and 4 bed/1 bath with a converted garage to (unusable) living space. The home is in south/central New Jersey. Can anyone with experience in the area offer their opinions on the best value add methods? I.e-make a 3/2, convert old garage back to garage.
