If no budget concerns and you can buy slightly more expensive homes I would look at the top states currently being relocated to and choose a sub-market within that is slightly on the outskirts so that you can grab something of good value and have the city grow into your area for long term appreciation.

I have a competitive advantage in Texas, so I would like to invest in that state.

In most states, it seems, and I can certainly say for Ohio, the barrier of entry to become an agent is extremely low. 

I would talk to your lender - there might be state specific issues but I know alot of folks (myself included) that bought only in one name.

@Sarah Moore This issue is going to be resolved by the law of the state where the LLC was originally formed. 

I've been analyzing deals all over the country for the past month or so.I've also been saving up some cash over time and have been trying to decide the best way to use it.But I guess you could say I'm in a state of analysis paralysis LOL.

All that being stated I am planning to refinance again and developing a game plan to obtain another property with the goal in mind to rent my current property.
