Maybe im too conservative when running my analysis and overlooking good opportunities?

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.

If he says no to this project you can ask if there are any he knows about or any properties where he would like to see a change of ownership in.

I am interested in similar projects in NJ in areas with high condo demand / discrepancy between multifamily and condo pricing. 

*(you can do this before you even have a project) Go on local forums for the community you are working in and ask.

Currently I’m a project engineer for a heavy civil general contractor on the Big Island.I’ve been interested in real estate investing for a few years now but have yet to purchase my first investment property. 

I'd steer toward some of the bigger projects here in Austin like apartment syndications and/or new development deals that are coming online.

I'm looking at this Deal on a 4/2 SFH in the Phoenix, AZ area and would love to get feedback on the analysis.

We bought it at a good price for the market we were in ($130k and we project selling for $250 on the conservative side) mainly because we knew that we were new to this game and would most likely make all the rookie mistakes.
