Many times these alternatives are advertised as simple and on paper they look great (and they could work under certain circumstances) but you can't gloss over these details or they'll crush you.I am a pretty vanilla investor, I have tried a few of the above options, and frankly had luck before but the key word is "LUCK".

Most of my tenants have large dogs, but I advertise well-trained family dog considered, and I like to meet the dog to make sure it is mature, well-behaved, good interaction between dog and owners, and not aggressive toward me (or my dog if I bring him along).

I have used craigslist for leases and am always patrolling for investment property.The only thing I hate is that a lot of wholesalers advertise a property and claim that it just came under contract,would you like to be added to my list?
