Never flipped before.If you take out a HD loan and say your construction estimate comes in at $100k.Eventually the actual estimated construction costs only cost you $90k.When you take a draw does the bank give you money based on receipts/invoices?

If you're starting early - say in your 20's - and have a job you like that has potential to make a reasonable income, you really don't have to do anything more than literally buy some decent quality homes and keep them rented, and it can be even easier if you just get a good PM and turn it over to them.

I may be wrong, but as far as I know I cannot just simply tell the tenant to leave for no reason, but in my situation I didn't vet them, didn't do their background check, previous owner did all that.Thanks to all in advance for responses.

@Brian Malavsky We actually have an attorney drafted lease that states the following "If the Landlord maintains the Deposit in an interest-bearing bank account, Resident consents to Landlord retaining the interest, except as required by law."
